Commercial closings and credit facilities often hitch funding to a life insurance or key-person requirement. Until the lender sees the right coverage — and, when they ask for it, a home-office-acknowledged collateral assignment — capital can sit.

Where product rules allow, simplified or accelerated underwriting (sometimes with no medical exam for qualifying applicants) can move faster. DSCR / personal guaranty context

Coverage often sits next to debt-service and guaranty math — sized so the lender can sleep if a key person is gone. Exact formula is the lender’s, not this site’s.

Assignee is not the owner

A collateral assignment names the lender (or its designee) as assignee — not “you assigning the policy to yourself.” Home-office acknowledgment is what many lenders wait on.

Term matches the facility

Policy duration should line up with the loan term, remaining term, or credit-facility window the lender names.

Accelerated path when you qualify

Simplified / digital underwriting can shorten the issue path for some applicants. Others still need full underwriting. Carriers decide. Assignment paperwork still follows carrier rules.

Key person vs personal term + assignment

Bucket A

Ordinary personal term + collateral assignment

Personally owned term (often decreasing term when new). Lender gets a collateral assignment; home office acknowledges. Beneficiaries keep the rest after the lender’s claim (per form/policy).

Typical lender use: Common when the covenant is “life insurance assigned to the lender.”

Bucket B

Key-person / business-owned coverage

Business owns the policy on a key person. Different ownership, tax, and product rules.

Typical lender use: Used when the company itself needs the benefit — not automatically what every commercial lender means by “key person risk.”

Punch line: Lenders may worry about key-person risk without requiring a business-owned policy. Loan docs decide. We sort the bucket on a Call or Text.

FAQ

Is this the same as shopping for family life insurance?
No. This site is for commercial covenants, business credit, and enterprise continuity. If you only need a household policy with no lender ask, this is the wrong door.
What is a collateral assignment?
Paperwork that gives your lender a claim on the death benefit up to what they are owed (or as the form states). Many lenders need the insurance company’s home office to acknowledge it before they fund.
How fast can this move?
Some simplified paths can reach an underwriting decision in about 24–48 hours when you qualify and the product is available. Other cases take longer. Assignment acknowledgment has a separate carrier timeline. No fixed clock is promised.
Can we use an existing policy?
